20/20 Plumbing & Heating Delivers Multi-Family HVAC on San Diego’s Garfield & Dailey Project

20/20 Plumbing & Heating is providing the multi-family HVAC work on Garfield & Dailey, a 72-unit apartment and townhome community taking shape in La Mesa. It is one of the newer multi-family housing projects in San Diego’s East County, and it is exactly the kind of ground-up build where mechanical planning has to be right from day one.

Inside the Garfield & Dailey Development

Good & Roberts, a C.W. Driver company, is building the community across eight low-rise buildings at Garfield Street and Dailey Road. Building A holds 10 affordable units. Buildings B through H carry a mix of one- and two-bedroom apartments and townhomes for middle-income renters.

The site sits near Grossmont Hospital and gives residents a central location with easy freeway access. Work is well underway. Foundations and rebar are in place, structural CMU walls are rising, and utility coordination is active across the parcels.

That early phase is when HVAC planning matters most.

What Multi-Family HVAC Really Takes

Multi-family HVAC is a different job than a single home. Every unit needs its own heating and cooling, and all of it has to line up with the building schedule, the utility layout, and the other trades working alongside us.

On a project spread across eight buildings and multiple parcels, coordination is the whole game. Our crews handle system layout, equipment selection, rough-in, and installation unit by unit and building by building. Getting the early utility and rough-in work right keeps vertical construction moving without backups down the line.

For general contractors, that reliability is the point. One trade stumbling can ripple through the entire schedule, so we plan our scope to keep the next building ready to go.

Backed by Employee Ownership

20/20 Plumbing & Heating is 100% employee-owned. Every person on the Garfield & Dailey job has a real stake in how it turns out. That ownership shows up in the details: cleaner installs, fewer callbacks, and crews that treat the schedule like it is their own, because it is.

For a developer or GC, that means a partner who is invested in the outcome, not just the invoice.

A Full-Team Effort

A job like this runs on more than the field crews. Our estimating and purchasing teams set the foundation before the first unit is roughed in. Operations keeps the schedule tight. When all of that clicks, the field crews can do their best work.
