San Diego Multi-Family HVAC SkyLINE Project Reaches Completion and Receives Gold Nugget Award Nomination

Two years ago, 20/20 Plumbing & Heating announced that our San Diego Multifamily HVAC division had been selected as the HVAC contractor for SkyLINE, an affordable, transit-oriented housing development in Rancho Bernardo.

At the time, the project represented an ambitious vision for transforming an underused portion of the Rancho Bernardo Transit Station into a community centered around housing, mobility, and opportunity.

Today, that vision has become a reality.

From Construction Site to Completed Community

SkyLINE was completed in February 2026, followed by a grand opening celebration on March 5, 2026. The seven-story, mixed-use development now provides 100 apartment homes, including 99 affordable rental units and one on-site manager’s unit.

The one-, two-, and three-bedroom apartments serve families earning approximately 30 to 55 percent of San Diego’s area median income. Thirty rental housing vouchers were also awarded to help qualifying families afford their homes.

Located directly beside the Rancho Bernardo Transit Station, SkyLINE gives residents convenient access to public transportation, employment opportunities, education, healthcare, shopping, and other essential services.

The development replaced a previously underutilized portion of the station’s parking area, showing how thoughtfully planned construction can help communities make better use of limited land while expanding access to affordable housing.

Designed With Families in Mind

SkyLINE was created as more than a collection of apartments. Its amenities were designed to support residents and create opportunities for families to learn, connect, and thrive.

The community includes a clubhouse, computer lab, mail room, outdoor recreation deck, and resident service programs. The completed development is also GreenPoint Rated Gold, recognizing its sustainable and energy-conscious design.

In addition to the residential community, SkyLINE includes approximately 14,000 square feet of commercial office space for Affirmed Housing’s headquarters. The project also preserves parking for MTS riders, allowing the property to continue supporting the surrounding transit network.

20/20 Plumbing & Heating is proud to have contributed to SkyLINE through the work of our San Diego Multifamily HVAC division.

Our team was responsible for supporting the heating, ventilation, and air conditioning needs of the development, helping provide residents with comfortable and energy-efficient homes. Projects of this size require close coordination among contractors, builders, engineers, designers, and project partners throughout every phase of construction.

For our employee-owners, seeing SkyLINE progress from an active construction site to a completed community is especially meaningful. The systems installed by our team will now serve families throughout the development for years to come.

SkyLINE Receives Gold Nugget Award Nomination

SkyLINE’s completion has already received attention from the building industry.

The development has been nominated for a 2026 Gold Nugget Award in the category of “Best Affordable Housing Community, 60 dwelling units per acre or more.”

Presented by PCBC and the California Building Industry Association, the Gold Nugget Awards recognize excellence in architecture, planning, development, design, and projects that provide innovative solutions to community needs. The 2026 Grand Award winners will be announced during the Gold Nugget Awards ceremony on July 29, 2026.

This is not SkyLINE’s first Gold Nugget recognition. In 2024, while the development was still in its planning and construction stages, it received a Gold Nugget Merit Award for Best On-the-Boards Affordable Housing.

Its latest nomination recognizes the project as a completed community and reflects the collaboration, planning, and skilled work required to bring it to life.

A Shared Commitment to Affordable Housing

SkyLINE was developed by Affirmed Housing in partnership with the San Diego Metropolitan Transit System, with HA Builder Group serving as the general contractor.

The broader project team also included AO, Fuscoe Engineering, form/work Landscape Architecture, Carrier Johnson + Culture, the City of San Diego, the San Diego Housing Commission, the County of San Diego, Bank of America, Lument, Citi, Compass for Affordable Housing, CONAM Management Corporation, and numerous contractors and trade partners.
